- Luxury Real Estate in Noida: Why Location Now Commands a Premium
Luxury real estate in Noida used to be priced m
ainly on size and specifications. That has changed. The wealthiest buyers we speak to now pay first for location, then for the developer's name, and only then for the home itself. Sector 94 sits at the meeting point of all three: the Delhi border, the start of the Noida–Greater Noida Expressway and a cluster of high-profile developers. To see why it commands a premium, it helps to see how it got here.
From Supernova to Trump Towers: How Sector 94 evolved
Sector 94's journey has been anything but straight. Here are the milestones that shaped it:1990: The Okhla Bird Sanctuary is notified under the Wildlife (Protection) Act, giving the sector a permanent green neighbour
2012: Supertech launches Supernova, a mixed-use complex on about 70,000 sq m with a planned 300 m, 80-floor tower called Spira
2013: The National Green Tribunal stops completion certificates for buildings within 10 km of the sanctuary, freezing projects across Noida
2015: The Centre fixes the eco-sensitive zone at 100 m on three sides and 1.27 km to the north, bringing relief to about 60,000 homebuyers
2022: M3M buys a 52,000 sq m plot in Sector 94 through a Noida Authority e-auction for ₹827.41 crore
2024: Insolvency proceedings begin against the Supernova developer's subsidiary, with Spira still unfinished
2025: Trump Towers Noida is launched with Tribeca inside M3M's master plan
2026: The Aqua Line extension is approved, and Noida International Airport opens for commercial flights
The two waves tell different stories. Supernova proved that buyers would pay for height and sanctuary views; its Nova East, Nova West and Astralis towers were delivered, but Spira stalled and became a reminder that developer strength matters as much as design. The second wave, led by M3M and the Trump brand, arrived with larger homes, deeper balance sheets and global names. So why are wealthy buyers now choosing this sector?
Why are HNIs and NRIs choosing Sector 94?
Because wealth in India is growing fast, and it is flowing into premium homes. India had 19,877 ultra-high-net-worth individuals in early 2026, up 63% since 2021 and the sixth-largest such population in the world, with 25,217 forecast by 2031. Homes priced above ₹1 crore made up 54% of sales across eight major cities in H1 2026.
Delhi-NCR has been the biggest beneficiary. It recorded the highest share of luxury home sales among India's top seven cities in 2025, led by Gurugram and Noida, and accounted
