How we list and rank projects
Lists are ordered by what you choose: price, possession date or name. Never by payment.
Who gets listed
- Only projects with a valid registration on the state RERA portal.
- We check the RERA page before listing and show the date we last checked.
- Projects whose registration lapses are removed or marked.
The numbers we show
- Price per sq ft is always per sq ft of RERA carpet area, not super built-up.
- Price range = smallest and largest unit × price per sq ft, before stamp duty, registration and GST.
- EMI assumes an 80% loan at 8.50% for 20 years unless you change it.
Builder records
- On time = delivered by the possession date registered with RERA, using completion or occupancy certificates.
- Average delay counts only projects that were late.
- Complaints = cases filed on state RERA portals, with how many are resolved. Read them next to the number of homes delivered.
No sponsored slots
There are no paid placements, "featured" projects or builder-written profiles. If that ever changes, it will be labelled on the page, in words.
